Division 04 · Property — Hedley Real Estate

The site you trade from, and the assets you build around it.

Evidence-based sales and auction, leasing and full property management for investors — and premises advice for business owners, where the lease is treated as the asset risk it is, not as admin.

Services

Property services run with the rigour of a finance firm.

  • Safety check scheduling
  • Energy efficiency standards from 2027
  • Bond and VCAT matters
04

Residential sales & auction

  • Auction and private sale
  • Marketing campaigns
  • Buyer management and negotiation
05

Premises & lease advice

For business owners: lease negotiation, renewals, options, rent reviews and make-good assessed as the asset risk they are, because the lease often decides what a business is worth and whether it can borrow.

  • Lease and renewal negotiation
  • Option and term strategy
  • Rent review assessment
  • Premises search and acquisition
06

Investment portfolio strategy

What to buy, what to hold and when to sell — considered alongside lending capacity, ownership structure, land tax and the after-tax return.

  • Acquisition strategy
  • Hold or sell reviews
  • Rental appraisals
  • Portfolio rebalancing
Our approach

Landlords now carry more obligations than ever before.

Victoria’s rental laws have changed substantially, and the obligations continue to grow — minimum standards, safety checks, stricter rules on rent increases and entry, and new energy efficiency standards that start to apply from 1 March 2027. For an investor, compliance is now part of the return.

Our property management division runs on a documented compliance framework, including an AML/CTF program and independent audit of the trust account. And because the property sits inside a firm that also handles lending, tax and structuring, the hold-or-sell decision is made with the after-tax numbers in front of you.

  • Appraisals grounded in comparable sales evidence
  • Compliance tracked across every managed property
  • Lending, land tax and CGT considered in hold-or-sell decisions
  • Premises advice for business owners, not just landlords

Common questions

Questions about property

No. An appraisal or price estimate from an estate agent is an opinion of likely selling price or rent based on market evidence. It is not a formal valuation and should not be relied on as one. Where a formal valuation is required, we can refer you to a certified practising valuer.

Sign a management authority with us and give your current agent the notice required under your existing agreement. We handle the transfer of records, keys and bond details, and introduce ourselves to your renter.

From 1 March 2027 new standards begin to apply to Victorian rentals, including for heating, hot water, shower heads and ceiling insulation, with draught-proofing from 1 July 2027 and cooling for all rentals from 1 July 2030. Many are triggered by a new lease or by equipment failing. We assess each managed property and plan the work ahead of time.

Yes. Our property managers handle residential and commercial tenancies. For business owners we also advise on premises leases from the tenant’s side.

Our current properties for sale and lease are listed on realestate.com.au.
