Property returns are decided by finance, tax and management.

Acquisition, lending, management and sale — with the tax and ownership structure handled by the same firm. For investors with one property or a substantial portfolio.

The decisions in front of you

Investing in Victorian property is more complex than it was.

Compliance, holding costs and tax all affect the real return.

Compliance

More obligations

Rental minimum standards, safety checks and new energy efficiency standards from 1 March 2027 make professional management part of protecting the return.

Holding costs

Interest, land tax and fees

Higher interest costs and land tax have changed the cashflow on many portfolios. Your loan structure and rate deserve a regular, independent review.

Hold or sell

The after-tax question

Whether to hold, sell or restructure depends on the after-tax outcome, your borrowing capacity and what the capital could do elsewhere.

Common questions

Questions investors ask

Yes. A lending review compares your current rate, fees and structure against the market, and checks whether the structure still supports deductibility and future borrowing.

Sign a management authority with us and give your current agent the notice your agreement requires. We handle the handover of records, keys and bond details.

It depends on the after-tax outcome, your borrowing position and what you would do with the capital. We can model the hold and sell scenarios side by side, including CGT.

An SMSF can still buy property, but the 2026 tax reforms prohibit SMSFs from using limited recourse borrowing to buy residential property. Borrowing for commercial property, such as business premises, remains possible. Whether it is appropriate is a question for personal financial advice through Hedley Capital.

Not if you signed the contract before 7:30pm AEST on 12 May 2026 — those properties keep negative gearing until sold. Established property bought after that time can only offset losses against property income from 1 July 2027. See negative gearing changes explained.
